Built in 1940, 1975 State Highway #3 is a 245-square-foot seasonal cottage tucked in South Eastham’s Cottage Grove association. The one-bed, one-bath mini-house, which has a natural cedar exterior with hunter green shutters, is currently listed at $259,000.

Unit #3 welcomes you with a grassy front yard and side area with wood chips featuring Adirondack chairs and a picnic table. Walk inside the front door to a small screened porch and entryway. Continue inside to the main room, a combination of a kitchen and seating area. Pine floors and walls with beamed ceilings create a rustic ambiance, while a kitchen features a gas range, a mini-fridge, and a window above the sink that looks out onto the side yard. There are a few shelves on top of the stove for storage, as well as built-in shelving on the opposite side of the kitchen.

To the right of the kitchenette is a small seating area with a larger window that looks out to the front yard. Salvaged French doors open into the sleeping area, which accommodates a queen-size bed and a dresser. There are three windows and a skylight in the bedroom area, making the most of the small space. 

Next to the bedroom is the bathroom, a small and efficient space with a white pedestal sink and a shower. A window over the sink looks out to the backyard. There is also an outdoor shower around back that’s ideal for arriving home from the beach. 

“We gutted these,” said Chris Nagle of Compass, who has the listing together with the Day-Logan Group, and previously owned the property. He renovated the property in 2000. “They had these bad drop ceilings there when we first got hold of it. Our whole intention in redoing these was to have this old-world charm with modern amenities.”

Located in a pine grove, the cottage colony has 10 units. All residents park in a separate parking area and walk to their unit; however, they are allowed to pull up to the unit for loading and unloading.

“Everyone has always said how much they appreciate the fact that it’s just the cottages and the trees,” Nagle said.

The HOA fee is $135 per quarter. 

The Eastham location is one of the greatest draws of the property. It’s close to a town landing, as well as Fort Hill, which is part of the National Seashore.
